Guide to Selling Your Home

Selling your home should not be a very stressful situation.  The first step to selling your home is to select a Realtor.  At Marlboro Realty, we are dedicated to the sale of your home from the initial listing consultation to the closing table and even for years to come.

§        Compose a comprehensive plan to specify all the efforts to sell your home, including advertising in local media and on the internet.
§        Complete a comparative market analysis which will compare your home to similar homes in the nearby area.
§        Help stage your home and create curb appeal.
§        Present your home to as many qualified buyers as possible.
§        Assist with obtaining offers and negotiating the best deal.

When you follow these steps, you will greatly assist your Realtor in selling your home faster, at the best possible price. 

Make the most of that first impression.  A well-manicured lawn, neatly trimmed shrubs and a clutter free porch will help prospects feel welcome.  Little things such as a freshly painted front door will even entice curb appeal.  The more curb appeal, the better. 

A few simple touches can go a long way.  Tidy the living room, bathroom and the kitchen.  If the woodwork is scuffed or the paint is fading, consider some minor touch-ups and redecorating.  You can benefit from updating the hardware on kitchen cabinets, adding new slipcovers to sofas and keeping a vase of fresh flowers in the entryway.  Keep in mind, prospective buyers would rather see how great the home really looks, not how great it could look “with a little work”. 

Check to ensure that faucets are not leaking and bulbs are working.  Dripping water faucets can sometimes rattle nerves, along with discolored sinks.  This may cause prospective buyers to think there is faulty plumbing.  Burned out light bulbs or faulty wiring will leave your buyers in the dark.  Don’t let minor problems like this turn your buyers away. 

Think safety when prospective buyers are looking at your home.  Try to eliminate self-set booby traps: roller blades on the stair, slippery throw rugs and low hanging lights.  Make your home as safe as possible for visitors. 

Make room for space.  Not only are buyers looking for living space, they are looking for storage space too.  Make sure closets, attics and basements are clean and free of unnecessary items.  The better organized, the larger is appears. 

Make your bathroom sparkle.  Bathrooms help sell a home, so let them sparkle!  Display the best towels, mats and curtains for an added appeal. 

Create dream bedrooms.  Colorful bedspreads and fresh curtains are a must if you want buyers to be able to imagine relaxing there.  For a more spacious look, eliminate excess furniture.  You want prospective buyers to feel the cozy comforts of your bedrooms. 

Let the sun shine! Pull back your curtains and drapes so that buyers can see how bright and cheery your home is.

Avoid a crowded scene.  Potential buyers often feel they are intruding when they enter a home filled with people.  They are more likely to hurry through than give your home the attention it deserves. 

Watch your family pets.  Dogs are great companions, but they have a talent for getting underfoot.  So do your buyers a favor and keep Kitty or Spot outside or at least out of the way. 

Just sit back and relax.  It is best if you are not there when your home is being shown.  However, if that is not possible, be friendly, but it’s not necessary to force conversation.  Potential buyers want to view your home with minimal distraction.
